Fixed Discounts
Promotions/discounts that are fixed amounts off the total rental cost during low season.

These are not available during peak season and holidays, and are for direct guests only (not via booking platforms or agents).
Last-Minute Discounts
We sometimes offer discounts for last-minute bookings. These are not fixed amounts and depend on how close to the arrival date the booking is made, how long the stay is, and how much of the calendar is still open. Submit your enquiry and we will let you know if there are any discounts available for your dates.

Additional Notes
Airport transfers will be arranged for you, unless you're making your own plans. We provide a complimentary minivan for arrival and for departure. Large groups may need an additional vehicle if luggage cannot fit into the minivan provided, which is a guest cost paid direct to the additional driver.
Guest Definitions
- Infant: under 2 years old
- Children: 2-16 years old
- Adults: 17 years and older
- Nannies count as 1 adult
Over 12 Guests
Additional costs will apply for groups of more than 12 guests. We do have a spare (7th) bedroom and we also have a limited amount of spare bedding. Please ask for details.
Minimum Stay
2 nights is the minimum stay we accept. 1-night stays may be possible if they fit in between other bookings and don't block other reservations, but this depends on when the stay is and if our staff are available (ie. not on leave/break).
Arrivals & Departures
Arrivals can be flexible though usually from 3:00pm. Departures are strictly by 12:00pm. Early check-in and late check-out may be possible if they fit in between other bookings and don't block other reservations. We rarely allow a guest to have both early check-in and late check-out, but it may be possible if the villa is not booked before or after your stay. Please ask for details.
Exchange Rates
The exchange rates listed in the table are fresh/current but are for reference only. All bookings are calculated in USD. If you would like to pay in THB from your Thai bank account to our Thai bank account, we will use the USD-THB exchange rate at the time of booking to calculate your payment amount. Otherwise, all payments are processed in USD.
Making Payments
Once your enquiry has been discussed and the price confirmed, our owner will offer you the option to make a secure payment by debit card, credit card or bank transfer. If your arrival is within 3-months, full payment is required. Otherwise, a deposit of 50% of the total rental cost is required to confirm your stay. The remaining balance is due not later than 1-month before your arrival date (we remind you at 2-months before arrival).
Refunds & Cancellations
There are no refunds for payments made, however, should the case arise that you can't make it on the dates that you booked, we will do our best to offer a mutually acceptable alternative stay so long as you inform us no later than 1-month before your arrival date.
